Private Money Lenders are looking for applicants with the ability and character to repay the loan, together with satisfactory real estate collateral to pledge as security. In consideration of underwriting your character and capacity you get a lower rate of interest, lower closing costs and longer terms than hard money lenders offer.
Typically, the maximum loan to value ratio is 60-65% but is often much lower. That is, if the property is worth $100,000, the lender would advance $60,000-65,000, or less, against it. This low LTV provides added security for the lender, in case the borrower does not pay and they have to foreclose on the property.
